59 Upper Maulua Road

$475,00047.94 acres

The parcel

This is one of the most beautiful pieces of raw land on the Hamakua Coast, and I say that as someone who walks a lot of it. Forty-eight acres in the Upper Maulua Homesteads above Papaaloa, just south of Laupahoehoe, with a stream running through it, mature old-growth koa across the upper slopes, and an ocean view that opens up the higher you climb.

The parcel borders the forest reserve, which is the real highlight: the privacy is permanent, not just current. The koa sits on agricultural land, not in the conservation district, which matters if you ever want to manage or selectively harvest it.

It is off-grid and raw. Zoned A-20a, lava zone 8, no CC&Rs, no structures. Water is catchment, power is solar, internet is satellite or wireless, and cell service works. Property tax was about $200 for 2025 against a $344,800 land assessment.

Honest words about access: the road in is long and bumpy. That is exactly why it feels remote, and it is not for everyone. There are no bridges or stream crossings between the parcel and the highway, so nothing exotic stands between you and getting there, but come in something with clearance.

The seller is motivated and the price was reduced to $475,000 on September 30, which works out to about $9,900 an acre. Cash, conventional, and construction financing are all on the table.

Worth knowing

  • Subdivision may be possible under A-20a at this size, and there are no stream crossings to engineer, but it is a conversation with the county, not a promise. I will tell you exactly where it stands before you spend money on a survey.
  • No staking or survey is provided with the sale. Budget for one if boundaries matter to your plan.
  • This is a hard property to show well. If you are serious, block a half day and we will walk it together. Watch the aerial video first; it shows the koa canopy better than any photo.
