Phase 1

Pick a lot.

Small, buildable, ocean-view homesites with utilities at about 1,000 feet on the Hāmākua Coast. Past the Kaiwiki Homestead detour on a quiet stretch of Chin Chuck Road, bordered by a 792-acre ranch. This is the land buyers ask for and almost never find.

  • Power pole on the parcel itself and county water at the road. Nothing to wait on.

The land

What you are actually buying.

County water

Run to every lot. Buyer sets the meter.

Power

At the road. Poles on or beside Lots A, B, and F.

Elevation

About 1,000 feet. Cool nights, deep soil, grows almost anything.

Lava zone

8. The safest classification on the island. Matters for insurance and financing.

Zoning

Ag-10, fee simple. Ag use restrictions apply; talk to me before you plan a build.

Approval

Final subdivision approval recorded June 2026. 100% complete.

Neighbors

Kupaianaha Ranch, 792 acres, to the north. It is not getting built on.

Nearby

Hakalau Beach Park and Kolekole Beach Park for ocean access. One of the best farmers markets on the coast a short drive away.

Financing

Vacant land is hard to finance. Here it is not.

Most buyers find out how hard raw land is to finance after they are already in contract. We have been working with several agricultural lenders beyond American AgCredit who are already familiar with this specific property and may lend on it. They write 30-year collateral-based vacant ag land loans on competitive terms, and in several cases have beaten American AgCredit by more than one percent on rate. Depends on your qualifications and the usual conditions. Message me and I will point you to the right lender for your situation.

Worth knowing

Bulk pricing

Buying two or more lots for family or as an investment? The seller is open to discounted pricing on multiple lots taken at once. Most of these sit side by side.

Buyer's brokerage compensation

The seller is offering a 2.5% buyer's brokerage compensation agreement on every lot, in writing. If you are working with an agent, they are taken care of.

Showings

I walk these myself and so does John. Call or text either of us. Bring boots.

CC&Rs

Light on purpose.

The CC&Rs exist to do two things: keep the private interior road maintained and protect the ocean views of the lots behind. That is it. No design review, no architectural committee, no landscaping rules, no use restrictions beyond what Ag zoning already requires.

Drafted with counsel and scheduled to record before the first closing in September 2026.

  • Residences up to two stories or 25 feet.
  • Trees and vegetation kept under 20 feet so nobody's view gets planted out. Existing eucalyptus is grandfathered.
  • Road maintenance shared equally, one-ninth per interior lot. No dues are being levied today; the association board sets them later.
  • Lots A and F front Chin Chuck Road directly, do not use the interior road, and carry no road-maintenance dues at all.

Phase 2

Phase 2 is coming.

Five more lots sit behind Phase 1 on the same road, with the same views and more privacy. They are waiting on a state right-of-way purchase, which puts them on the market around 2027 at roughly $500,000 to $650,000. If you want to know the day they list, leave your email.
